Cantonal differences

A building permit application isn’t just a building permit application.

Zurich requires different documents than Bern, and Basel different ones again. Without experience, the building permit application takes 3–6 months—with experience, 4–8 weeks.

Check zoning compliance

Is your plot in a building zone? Where are the boundaries with your neighbors? Pergolas can be problematic in W2/W3 zones — we clarify this in advance.

Distance to the neighbor

Minimum 50 cm to 3 m per canton. Too close to your neighbor? Then you’ll need a consent declaration. We’ll get it for you.

Building commission vs. standard procedure

For visible structures, a commission meeting may be required (up to 4 weeks’ waiting time). We know when this applies.
